Introduction
Welcome to website for the proposed Boulton Moor District Centre development, where you can find more information about our plans to deliver a new foodstore, a transport mobility hub with a bus service and electric vehicle charging, a combined electric vehicle and petrol filling station, a children’s nursery, local retail centre, a community building, dedicated bicycle routes, a care home, assisted living accommodation, two restaurants with drive thru capability and up to 350 new homes with provision for affordable housing and shared ownership.
The site is located immediately to the south of Shardlow Road, west of the A6(T), north of development currently under construction by Persimmon Homes, and east of Snelsmoor Lane.
Background
The proposed development at Boulton Moor is promoted jointly by the JSC Farming Limited and Central Land Holdings Limited, who own the land within South Derbyshire. The landowners originally secured planning permission for the whole of Boulton Moor Phase 1, currently Persimmon Homes are delivering 2/3rds of the permission and our proposal for the District Centre is on the remaining land within the Phase 1 planning application.
Since the Phase 1 development was granted permission by South Derbyshire District Council (the Council), additional land to the west, Boulton Moor Phase 2 (which also has planning permission), and land to the north of Shardlow Road/west of the A6(T), Boulton Moor Phase 3, has been allocated in the Council’s adopted Local Plan. Derby City Council has also allocated land to the west, referred to as ‘Snelsmoor Grange’.
Overall, the land at Boulton Moor and Snelsmoor Grange is required to deliver approximately 2,750 new homes (including the homes already constructed).
To support this new community, the Council’s policies also require the delivery of supporting facilities and community infrastructure. Across the development, there will be two new primary schools provided, including one within the Boulton Moor Phase 2 development. This development will provide the ‘District Centre’, a focal point for the new community.
